The family home is an essential part of everyone’s life. For you and your partner, it’s the chance to start your life and gain some independence, especially if you’ve lived with your parents longer than you wanted. For your kids, it’s an opportunity to foster the fondest memories of family dinners, playing in the yard, and meeting the neighborhood kids for adventures.

But, no matter how much you love your first ever family home, you might get to a point where you need to move. There are many reasons why this happens. Perhaps your current home isn’t large enough; perhaps you need to move for work or you need to be closer to your parents or relatives. Whatever the reason you need to know how to decide on what and where your next family home will be.

It’s well understood that the cost of building new homes means that these properties can be more expensive, although this can vary depending on how affluent the area is. Despite this, it’s still important to consider what you can afford before anything else. Some families have dreams of moving but soon find out their dream home is out of their budget.

From here, there are two options: pick another home or stay where you are. Neither are ideal, especially if you have to leave your current property for whatever reason. You may need to make compromises when searching for a new property, but you also can’t settle for just any property.

The amount of space you have in your home is a definite consideration whether yours is a growing family or not. If you are starting a family, you need space for the baby and any siblings. It might be that you feel penned into your current property too, and you need to upsize so that you have the space to breathe.

On the other hand, you might not require as much space anymore. This is usually the case for older couples whose kids have left home. Real estate companies such as NRIA have recently signed off on agreements to develop smaller family properties, but the availability may vary depending on your needs.

Knowing where you are is one of the most important elements of buying a new property. The location can impact everything from pricing to the availability of schools to even the quality of the internet connection, which is a must for anyone working from home.

Everyone has the perfect location in mind, but this is likely a perfect location for other house hunters, too. Because of this, there will be plenty of competition. Broadening your range might make it easiest to find a suitable property if you find it difficult to identify a suitable home.

You should also consider what you want from a home. Do you want to be in the city or the suburbs? Do you want to be somewhere in between? These are important questions to ask when choosing an ideal location.

It can be easy to forget about convenience when searching for a new property. But what does convenience mean? A property that is close to work or school, close to the highway, close to restaurants and supermarkets, and close to public transport would be the most perfectly convenient place to look.

However, this is perhaps too utopian. The chances of finding somewhere that ticks all of these boxes are slim, especially in a competitive housing market. Still, you can identify which of these needs is most important to you. If you hate long commutes, being close to work is ideal. If you travel a lot, you want easy access to the highway so you don't spend hours navigating city traffic just to get on the road.

While you might have spent your younger years blasting music and staying up all night, you’re likely at a point where you prefer some peace and quiet, especially if you have kids. The suburbs are the go-to place if you want peacefulness, but you can also find relatively quiet places in the city if you know where to look.

Saying that even suburbia can come with its share of noise and disruptions. The lack of noise can amplify even the smallest sounds, which could become bothersome if you’re not expecting them. You’re still better off in the suburbs anyway, though, especially if sleep is important to you.

Thinking about home security is something that every homeowner needs to consider. You might feel safer in the suburbs, but some criminal gangs might leave the city to prey on the overly trusting nature of people who aren't used to city living.

You should also think about your kids. You want to let them play and have fun, but being too close to busy roads or letting them roam through unfamiliar areas might put you on edge. With these issues in mind, you should check local statistics wherever you go and always stay vigilant without being unnecessarily scared of something happening. The chances are you’ll be fine, but there’s nothing wrong with being careful.

There is a nationwide push to improve neighborhoods through heavy investment. This is something you should bear in mind when looking for a family property. Even if an area does not look perfect right now, there is a chance that it will improve over the next few years.

And this could be the best place to buy. Uncovering a diamond in the rough before it gets built up and the house prices increase means you will have a comfortable home for your family. The better the area becomes, the more your house price will increase, which means you can get a fantastic return on your investment should you decide to move again.

The next chapter

Moving house is stressful, but it’s also the chance to start the next chapter of your life, no matter how old you are. Whether you're upsizing, downsizing, or just feeling like a change of scenery, make sure you consider these factors when searching for a new home. As long as you decide the rest of your household, including your pets, you will have no trouble picking the perfect property.
